- Premises. Landlord hereby leases to Tenant the above-described property (the “Premises”) for residential purposes only. Tenant shall use the Premises for no other purpose.
- Term. The term of this Agreement shall begin on ____________ and shall end on ____________.
- Rent. Tenant shall pay to Landlord, as rent for the Premises, the sum of ____________ per month, due on the ____ day of each month. Rent payments shall be made to Landlord at ________________________ or through electronic transfer to ________________________.
- Utilities. Tenant shall be responsible for paying for their own gas, electricity, water, telephone, and any other utility service used on the Premises.
- Security Deposit. Tenant shall pay to Landlord a security deposit of ____________, due on the date of signing of this Agreement. The security deposit shall be returned to Tenant at the end of the lease term, provided there is no damage to the Premises.
- Use of Premises. Tenant shall use the Premises in a careful and lawful manner and shall comply with all building and housing codes. Tenant shall be responsible for any damage to the Premises caused by Tenant or Tenant’s guests.
- Landlord’s Access. Landlord shall have the right to access the Premises for the purpose of inspection, repair, or maintenance. Landlord shall give Tenant reasonable notice of such access. In the event of an emergency, Landlord may enter the Premises without notice.
- Subletting. Tenant shall not sublet the Premises or allow anyone to occupy the Premises except Tenant’s immediate family or the persons listed on the lease agreement as approved occupants.
- Alterations. Tenant shall not make alterations to the Premises without Landlord’s prior written consent.
- Assignment and Binding Effect. Tenant shall not assign this Agreement or sublet the Premises without Landlord’s prior written consent. This Agreement shall be binding upon and inure to the benefit of both parties, their successors and assigns.
- Governing Law. This Agreement shall be governed by and construed in accordance with the laws of the Republic of South Africa.
- Entire Agreement. This Agreement constitutes the entire agreement between the parties and supersedes all prior agreements or understandings, whether oral or written.
- Severability. If any provision of this Agreement is held to be invalid or unenforceable, such provision shall be struck and the remaining provisions shall be enforced.
- Waiver. A party’s failure to enforce any provision of this Agreement shall not be deemed a waiver of a party’s right to subsequently enforce such provision or any other provision of this Agreement.
- Notices. Any notice or communication required or permitted under this Agreement shall be in writing and delivered in
- person, sent by registered mail, or email. Notices to Landlord shall be sent to the address provided above, and notices to Tenant shall be sent to the address provided above.
